Noble acquired the asset unencumbered by brand and management from the special servicer and receiver to a CMBS loan. The asset was REO with the special servicer who foreclosed on the property.

Noble negotiated an agreement to convert the hotel to a transient demand oriented, compact Hyatt hotel. The comprehensive redevelopment and conversion included the removal of exterior brick and re-skinning of the building, new windows and roofs, complete reprogramming of all public spaces, all new interior finishes and replacement of all existing case goods and soft goods.

The hotel is prominently located on the corner of Peachtree Street and 10th Street in the heart of Atlanta’s vibrant Midtown Mile. Midtown Atlanta is home to Georgia Tech University, Emory University Hospital Midtown and the corporate headquarters for organizations such as The Coca-Cola Company, Equifax, and Invesco. The asset is located directly across Peachtree Street from the Atlanta Federal Reserve Bank and is at the epicenter of Atlanta’s vast music, arts and cultural scene which includes the famed Fox Theatre, Atlanta Ballet, Woodruff Arts Center, Atlanta Symphony Orchestra, Alliance Theatre and the High Museum of Art.
