Noble principals co-invest their own capital alongside the investors in each of its funds, creating an alignment of interests and an incentive to perform. Noble has generated superior risk-adjusted returns for its investment partners-including state pension funds, university endowments and high net-worth individuals through a series of private equity and co-investment funds. The three funds, each one representing Noble’s exclusive investment vehicle during its investment period, have each had a value-added strategy and focused primarily, though not exclusively, on properties located in major metropolitan cities located across the United States.

Noble has a disciplined focus on acquiring and re-developing premium-branded hotels across multiple lodging segments throughout the United States. Noble creates value by utilizing its vertically integrated business units to first identify opportunities, and to then execute our industry leading  core competencies and expertise to best realize equity multiples. The organization seeks opportunities where its management team can create and enhance value by making changes in physical plants, re-branding, and re-configuring existing space. This approach allows us to then maximize revenue market share and additional revenue potential – thus increasing profitability and the inherent value of each investment. Since 1993, Noble has invested more than $2 billion USD in lodging assets. In that time, the organization has developed an extensive network of relationships that have enabled Noble to identify opportunities not readily available to the open market. 

PRIVATE EQUITY FUNDS

FUND I

Noble Investments, LLC (“FUND I”) closed in 1999 with approximately $40 million in equity including Noble principal commitments. Fund I is fully invested and has been substantially realized.


FUND II

Noble Parallel Fund, LLC (“FUND II”) closed in 2003 with $182 million in equity and co-investments including Noble principal commitments. The Fund II investment platform is a “value-added” lodging acquisition and development strategy with a primary focus on the top 50 MSA markets in the United States. Fund II is fully committed for investment.


FUND III

Noble Hospitality Fund, LLC (“FUND III”) closed in February of 2007 with $310 million in equity including Noble principal commitments. The Fund III investment platform is a “value-added” lodging acquisition, re-development and special purpose new development strategy with a primary focus on first-tier markets in the United States, Mexico and Canada.
